Our Investment Funds
DNGB has been operating since 2009 as a developer of help-to-buy schemes aimed at increasing the affordability of home ownership. DNGB's products under the brand name Duokoop, assist aspirational home buyers in purchasing a house or apartment partly funded by ground rent (erfpacht) The buyer purchases its own part, the leasehold, (erfpachtrecht) through a combination of personal funds and a conventional mortgage. The ground is acquired by the real estate funds of Polder Capital.
Since no amortisation is payable and the start rent is often lower than a typical mortgage product, the buyer's borrowing capacity is significantly increased. The homebuyer pays a monthly rent (canon), This rent is tax-deductible for income tax purposes. The rent is increased every year with Dutch CPI.
The leaseholder (erfpachter) has the possibility to purchase back the ground at the original value plus any changes in the home price index that occurred. The Duokoop product was extensively tested. A total of €130 million of ground rent contracts were bought, funded by a Dutch family office, a European pension fund and a Dutch insurance company.
The investor enjoys a long-term stable cash flow each year corrected by inflation and may benefit from the long-term changes in home prices. To secure capital for DNGB's purchase structures, DNGB established Polder Capital B.V. earlier this year. Polder Capital established a fund which offers professional private investors to invest in ground rent, next to our institutional investors.
